There are dreamers and doers, know-it-alls and the focused, and everybody else in between. So what about experts in real estate?

Warren Buffett once compared investing to owning a farm. A mouthy neighbour shouts his estimate of your farm's value over the fence while you're busy working the land. He has opinions about everything — the weather, the soil, the market — but he has never grown a thing.

In real estate, that neighbour shows up as the complainypants who says prices are too high, too low, interest rates are killing everything, waaaah. Or the co-worker, family member, or casual acquaintance with a hot take and zero skin in the game.

In Texas they call it: *Big hat, no cattle.*

In a bar: *Not a pot to pee in.*

In real estate: *Commission breath.*

Buffett's mentor Benjamin Graham put it plainly: "Price is what you pay; value is what you get." Sound principles win every time — regardless of what the neighbour is shouting.

The homeowner who tunes out the noise and focuses on their own situation — their timeline, their equity, their next move — almost always comes out ahead. That's a conversation worth having with someone who has been in the room for 24 years, not standing at the fence.
